Frequently Asked Questions
The practicalities of working with Tess
How do I start working with Tess?
Every relationship begins with a complimentary conversation. Tess will listen to what you're looking for, explain how the market works and help you decide whether her advisory service is right for you.
Does Tess only work with buyers?
Tess primarily advises buyers, but she also handles the sale of selected properties within her private network when clients wish to sell.
Her independence lies in the quality and transparency of her advice, with every client's interests and any potential conflicts handled openly.
Can Tess access the entire market?
Tess works with every agency and developer in Val d'Isère and Tignes, alongside her own network of private contacts. This gives her clients access to publicly advertised properties, off-market opportunities and forthcoming developments.
How much does Tess' service cost?
In France, agency commission is generally included in the advertised property price.
When a property is listed through an agency, Tess typically shares the existing commission with that agency. When buying directly from a developer, her fee is generally paid by the developer.
Arrangements vary between properties, and Tess explains them transparently before you proceed.
Is there a retainer?
For clients engaging her full advisory service, Tess works under a 12 month agreement with a retainer that is credited against her fee on completion, in accordance with the agreement.
How many clients does Tess work with?
No more than six at a time.
Tess personally manages every search, from identifying opportunities and assessing value to negotiating and overseeing the purchase. Limiting her client list ensures every buyer receives her time and attention.
Does Tess meet clients in person?
Absolutely. Tess believes getting to know her clients is essential to understanding what they're really looking for.
She's happy to travel to meet you wherever you are in the world, or welcome you to Val d'Isère.
Once she understands your requirements, Tess can research and assess properties on your behalf, ensuring that when you visit, your time is spent viewing opportunities genuinely worth considering.
Does Tess help with the French buying process?
Yes. Tess guides clients through the purchase, coordinating with notaires and other trusted professionals as required, from negotiations through to completion.
Her involvement doesn't end when the keys are handed over.
Can Tess advise on commercial property or development opportunities?
Yes, through SWS Advisors, which Tess co-founded.
SWS specialises in commercial real estate, hospitality and brand acquisitions, and development sourcing in Val d'Isère
What if I'm only beginning to consider buying?

An initial conversation is complimentary, and there's no obligation to engage her services.
