This summer, Val d’Isère was as vibrant as ever, with a busy tourist season and exciting new projects underway. We’ve seen more construction activity than at any time since Covid, as developers catch up on their pipeline.
Looking ahead, with an expected change of local mayor and the likelihood of tighter planning permissions, the number of new-build projects is set to decrease, making today’s opportunities even more valuable.
Market Tendancies
In 2025, I’ve seen a wave of enquiries and viewings. Buyers are active and asking detailed questions, but many are taking longer to commit, for a couple of reasons:
Global uncertainty is prompting reflection before investing in a second home.
Buyers are still coming to terms with the sharp price jumps we saw immediately after Covid. The good news is that in 2025, prices are now stabilising, with a more sustainable rise of around 3–4% per year.
For serious buyers, this creates a unique window:
More choice is available now than in peak winter months.
Less competition at the negotiating table.
In many cases, sellers and developers are accepting lower offers to secure a confirmed sale.
And if you can make an offer without a condition of finance, your chances of negotiating a favourable price are even stronger.
